Agency Law

The law of agency in a real estate transaction defines the legal relationship between real estate professionals and their clients. New York License Law and Agency is a mandatory course that will walk participants through the duties that real estate professionals owe to their clients and what disclosures need to be made to the clients. Topics covered include: the purpose of the law of agency, different types of agency relationships, the agency disclosure form, dual agency and more.

Become an Expert Listing Agent

This course is designed for new and experienced salespeople that would like to learn how to transform their listing presentation into an expert consultation. Upon completion, participants will be able to articulate their value proposition using powerful language, and back that up with the ability to conduct a thorough needs analysis and overcome common listing objections.

Blockchain & Real Estate

Taking this course will give attendees an understanding of the basic principles of blockchain technology and how it can be applied to real estate – with regards to buyers, sellers, salespeople, title insurance, government bodies, and more.

Building a Winning Team

This 7.5-hour course is designed for experienced real estate sales people that are ready to take the next step in moving from a self-employed independent contractor to a business owner through hiring and leveraging through people. Special emphasis is placed on the agent as an employer and the state regulations regarding unlicensed and licensed assistant duties.

Buyer Representation

This is an introductory course for new real estate salespeople that helps take the guess work out of getting started. Attendees will learn how to understand their market, identify potential buyers, communicate effectively, and the key steps to getting a deal done.

Canvassing – The Road to an Exclusive

Location! Location! Location! Learn how to understand the city like a real estate pro! Participants will get to know the basics of canvassing, which is a fundamental aspect of getting exclusive listings, through time-honored techniques as well as the most modern tactics.

Creative Financing

Want to understand the financial component of residential real estate better? The goal of this course is to provide a comprehensive overview of finance for residential real estate professionals. After a review of the traditional mortgage process, participants will be introduced to concepts like seller financing, hard money lenders, joint ventures, and more.

Determining Market Value

Who determines a property’s value? How is the value determined? Find out in this class! We will walk students through all the information, tips, and tricks required to be a valuation expert, so they can walk away with the confidence to use their knowledge of the market to achieve the best price for their buyers and sellers.

Distressed Properties

This course is an in-depth view of the Foreclosure process in New York City. From the filing of the lien to the auction itself, learn about how to identify and help owners of a property in default – including listing, short sales, wholesaling, hard money, and more. Also learn about preparing  for a foreclosure auction and the auction results.

Divorce & Real Estate

According to the American Institute of Stress, on a scale of 43 life events, divorce is the second leading cause of stress coming in only behind death of a spouse. When it comes to division of property, learn how a trained real estate professional can help a client come to their own decision with the opposing party about how the property should be divided.

Fair Housing

Fair Housing legislation affects the business of every real estate brokerage. This mandatory course covers the law and how it pertains to real estate professionals, while refreshing their knowledge of the Federal Fair Housing Laws.

Financial Planning for your Real Estate Business

This course was created with seasoned agents and licensed brokers in mind. We want to teach those who are considering taking the next step and opening their own brokerage how to prepare for the new financial challenge of running a successful business. Every real estate agent is an entrepreneur, but it’s a very different world when you’re managing others, so we want to prepare you with at least the financial expectations of starting a business and how you can start laying the groundwork while still working.

First-time Home Buyer Grants

There are several credit products, mortgage finance programs, housing and community lending programs, and correspondent services offered with the goal of increasing the availability of home finance to families of all incomes. This class will teach agents and brokers about these opportunities to help new home buyers increase their eligibility for home ownership.

Getting to Yes

Attendees will learn how to improve their negotiation skills within the context of real estate transactions. Students will understand the 5 main conflict styles, the 6 human needs, a fast method for determining the best approach to communicating with an unfamiliar agent/broker, and how to leverage it all so your opponent feels safe, heard, and understood; to go beyond the emotional, get down to the facts, and close the contract.

Introduction to Assisted Living Facilities

This class will teach attendees how to help clients find senior housing & other age-restricted communities – and even how to earn a second commission in the process.

Land Use & Development Planning

The Zoning Resolution establishes limits on the use of land and building size, shape, height, and setback. The City continues to adapt the Zoning Resolution as the land use patterns change through private and public actions. We’ll teach you everything you need to know about it and how it effects property development.

Lights, Camera, Take ACTION

This course is designed for new and experiences salespeople who want to learn strategies for using video to communicate their value proposition and social media as a means to market their listings. Upon completion, participants will feel more comfortable using video to rehumanize the communication of their brand and be able to leverage social media to better service clients.

Listing Platinum

This course is designed for both new and experienced salespeople that would like to learn techniques for giving Seller clients the highest level of service. Participants will learn how to position themselves as a local expert, drive more buyer traffic to their listings, and maximize the lead potential of their listing inventory.

Negotiating to a Win-Win

This seminar introduces participants to the art of a Win-Win outcome. Attendees will be guided through the negotiation process and will come out with a better understanding of the negotiating characteristics of the various participants of a real estate transaction and how to plan a strategy for issues.

Proper Planning & Prosperous Procedures

This course is designed for new and experienced real estate salespeople that would like to learn . how to create an effective plan to run their real estate office like a business. Attendees will learn how to create a detailed one-year plan to guide their lead generation, money, and expense management, and their organizational development.

PropertyShark 101

PropertyShark.com is the industry standard for providing necessary property information to real estate professionals. This course will teach attendees about all of the data sets and valuable tools available on the site.

Real Estate Transactions

This class will provide a general overview of the real estate transaction from contract to closing. We will discuss potential problems and issues that can delay or kill a deal. We will review who generally handles each step of the transaction from the real estate agents, attorneys, lenders, title insurance, and finally the buyer & seller themselves. We will also spend time discussing new issues that are now becoming typical that can delay or kill a closing.

Renovation Financing 101

Learn about the benefits of financing renovation costs – for new and existing homebuyers, as well as an introduction to the various products available.

Unique Issues with New Condo Constructions

This class will review the very unique issues facing buyers of new condominium constructions; including a thorough review of the offering plan, the Co-Op/Condominium Tax Abatement Law and recent changes/clarifications made to it, the contract of sale, financing and closing costs.
